3745 SE Division is a 20-unit mixed-income infill housing project in Portland’s Richmond neighborhood. Located on an extremely compact site along one of Southeast Portland’s primary commercial corridors, the project replaces a single-family house with a mix of live/work, studio and one-bedroom apartments.

Design Research Office is both architect and developer, allowing the project to approach design, construction and long-term operations as a single problem. The building uses a compact plan to make efficient use of the site while maintaining a strong relationship to the street. Ground-floor homes, private patios and a shared entry court give the building an active residential edge along Division, while common space and bicycle storage support a largely car-independent form of urban living.

The project includes homes at a range of rent levels, including income-restricted units, within the same building. Rather than treating affordability as a separate building type, 3745 SE Division explores how relatively small, privately developed infill projects can contribute additional housing while maintaining architectural quality and a direct connection to the surrounding neighborhood.
